Unlocking value through the re-gear of the lease in place

Leucosia served as the asset manager for a portfolio of five cash and carry stores leased to an international retailer, which were acquired as part of a larger retail portfolio by an institutional investor in 2014. 

The stores are strategically located in the Piedmont and Liguria regions in northwest Italy, with easy access to major motorways, making them suitable for both big box retail and logistics use. 

Our team successfully negotiated a re-gear of the leases, moving from a rolling break to long-term leases with no breaks. Additionally, we added a provision to provide underlying trading information, giving the investor data on the performance of the underlying business and sustainability of the leases. 

Our team efficiently managed the relationship with the tenant, restructured the leases into institutional ones, prepared the data room, coordinated with potential buyers, handled negotiations, and ensured the sale of the portfolio to an institutional investor.
