Reviving and repositioning a regional shopping centre with active lease up strategies, dynamic reconfigurations and sustainable initiatives

Leucosia is the asset and project development manager for an institutional investor that holds BariBlu, a regional shopping center situated near the city of Bari. 

After the property was repossessed in 2021, our team began implementing a repositioning business plan aimed at increasing and stabilizing the center's NOI. This involved reconfiguring anchor units, creating a new food court and extending the center to offer entertainment options.

In addition to these initiatives, we are also converting an adjacent brownfield land plot into a 5-hectare wooded park that will connect the center to the nearby natural park, Lama San Giorgio e Giotta, installing solar panels, and obtaining certification to enhance the center's ESG credentials.

Our team is overseeing the smooth execution of the repositioning plan, managing relationships with tenants and contractors, monitoring the extensive capex plan, and ensure timely distributions and optimal returns for our investor.
